Who Actually Runs It Now?
Multiple properties, a family business, investments across borders — and it's all still managed off one person's memory. A family office is how wealthy families make it a system, not a bottleneck.
Educational discussion only. FIAM encourages families to seek qualified legal, tax and trustee advice.
Succession uncertainty, scattered investments, business-and-family wealth tangled together, or no governance for the next generation.
Family office advisor, trustee, investment professional, tax specialist, lawyer and offshore or SFO scheme expert.
Single family office, the Forest City SFO incentive scheme, multi-family office, or a family governance framework.
A family office starts with the real problem, not the product. Pick your situation below.
The company runs on one person's relationships, decisions and instincts. If that person steps back — by choice, illness or worse — there's no framework to hold the business and the family together.
Properties, equities, private deals, insurance, cash across several banks — each managed separately, none consolidated. No one can answer a simple question: what does the family actually own, and how is it performing?
Children with different interests, skills and appetites for the business. Some want in, some don't. Without a structure, "fairness" becomes a fight, and wealth built over decades can dissipate within one.
Malaysia now has a dedicated single family office (SFO) incentive scheme in Forest City, Johor. For families that qualify, eligible investment income can be taxed at 0% — but the substance requirements are specific and must be met every year.
Children studying or settled overseas, foreign property, international accounts and businesses in more than one country. A local structure alone rarely covers the tax, reporting and succession complexity of a cross-border family.
Family wealth needs more than good returns — it needs agreed rules on who decides, who benefits, how disputes are settled and how the next generation earns responsibility. That's family governance, and a family office is where it lives.
A dedicated entity managing one family's investments, reporting and long-term interests.
0% tax on eligible income for qualifying families meeting the SC's AUM and substance conditions.
Professional wealth management shared across several families where a full SFO isn't warranted.
Family constitution, councils, ownership rules and next-gen education for lasting continuity.
Trusts, wills and succession planning that sit underneath the family office structure.
Labuan and offshore vehicles for international assets, foreign heirs and multi-jurisdiction families.
Get a one-on-one introductory discussion covering your family situation, asset base and whether a single family office, the SFO incentive scheme or a lighter structure fits — before you commit to anything.

A family office is a dedicated structure that manages a wealthy family's investments, reporting, succession and long-term interests in a coordinated way. A single family office serves one family; a multi-family office serves several. It brings professional oversight to wealth that has outgrown ad-hoc management.
There is no legal minimum to run a family office informally. To qualify for the dedicated tax incentive under Malaysia's Single Family Office scheme in Forest City, however, the vehicle must hold assets under management of at least RM30 million (rising to RM50 million for the second 10-year period), among other substance conditions. Families below that threshold may still benefit from lighter structures or a multi-family office.
It is Malaysia's first dedicated long-term tax framework for single family offices, gazetted in October 2025. Qualifying single family office vehicles operating from Pulau 1 in Forest City, Johor may enjoy a 0% tax rate on eligible investment income for up to 20 years (an initial 10 years plus a further 10), subject to meeting AUM, local investment, operating expenditure and employment conditions. Professional advice is essential before relying on the incentive.
They solve different problems and often work together. A trust is a legal arrangement for holding and passing on assets. A family office is an operating structure that manages, invests and oversees the family's wealth day to day, and typically sits alongside trusts, wills and estate planning rather than replacing them.
No. FIAM is an educational association and platform. It helps families and advisors learn about family offices, family inheritance, trust and estate planning, and may connect discussions with relevant professional perspectives. It is not a trustee, fund manager or licensed advisor.
Both jurisdictions can achieve near-zero tax on qualifying family investment income; the right choice depends on your assets, family location and strategic fit. Malaysia's SFO scheme has a lower entry point (RM30 million AUM) than Singapore's requirements, while Singapore offers a longer-established ecosystem. This is a decision to make with qualified cross-border advice, not on headline numbers alone.
